A one-off house on an infill or garden plot, built to your architect's drawings from foundations to handover.

Garden plot development

Making use of a large or corner plot. We can advise on buildability and access constraints before you commit to a design.

Replacement dwelling

Demolition of an existing property and construction of a new house in its place, including all the associated groundworks and services.

Shell and core

Structure, envelope and weatherproofing delivered to a defined stage, leaving the internal fit-out to follow.

What affects the cost

Every property is different, so we do not publish a single headline price. The things that move the figure most are the size and complexity of the work, the condition of the existing structure, the specification you choose for fittings and finishes, access to the site, and whether planning permission or structural design is required. We will talk all of this through at the site visit and set it out clearly in your written estimate.

New Builds: your questions answered

Do you work from an architect's drawings?

Yes, that is the usual arrangement. We build to your architect's drawings and specification, and we will raise anything on the plans that looks likely to cause a problem on site before it becomes an expensive change.

How long does a new build take?

A single dwelling typically runs to nine to fifteen months on site depending on size, ground conditions and specification. The programme is agreed before we start.

Do you arrange building control and warranties?

We coordinate building control inspections throughout the build. Structural warranty providers are arranged separately and we will work with whichever provider you appoint.

Can you advise before I buy a plot?

Yes. It is worth a conversation before you commit, because access, ground conditions and service connections often affect cost more than the house design does.
