Types of extensions we build
Rear extension
Built off the back of the house to enlarge a kitchen or living space. Single storey rear extensions frequently fall under permitted development, subject to depth limits and your property type.
Side return extension
Fills in the narrow alley alongside a Victorian terrace. It adds less floor area than a full rear extension but transforms a dark galley kitchen into a wide, bright room.
Wrap-around extension
Combines a rear and side return extension in one build. The biggest single change you can make to the ground floor of a terrace, and usually the point at which a full open-plan layout becomes possible.
Double storey extension
Adds space to the ground floor and a bedroom or bathroom above. More structural work and almost always a planning application, but the best value per square metre.
Kitchen extension
A rear or side return build designed around the kitchen layout from the outset, so services, lighting and appliance positions are set before the walls go up rather than worked around afterwards.

What affects the cost
Every property is different, so we do not publish a single headline price. The things that move the figure most are the size and complexity of the work, the condition of the existing structure, the specification you choose for fittings and finishes, access to the site, and whether planning permission or structural design is required. Extensions: your questions answered
Do I need planning permission for an extension?
Many single storey rear extensions fall under permitted development, within limits on depth, height and how much of the garden is built on. Double storey extensions, work to the front, flats, listed buildings and homes in conservation areas normally need permission. We establish which applies to your property before pricing the job.
How long does an extension take to build?
A single storey rear or side return extension typically takes twelve to sixteen weeks on site. A wrap-around or double storey build runs longer. You get a written programme up front and a weekly update once we start.
Can I stay in the house during the work?
In most cases yes. We phase the build so the structural and messy work is completed before we break through into your existing rooms, and we sheet up and protect the areas you are still living in.
Do you handle the party wall agreement?
We will tell you when a party wall notice is required and can point you to a surveyor. Excavating near a neighbour's foundations or building off a shared wall normally triggers it, and it is best started early because of the notice periods.
