Every loft is different, so we start with a proper look at your roof structure, head height and staircase options before anything is drawn up. From there we handle the structural steels, floor joists, insulation, dormers or roof lights, staircase, plastering and second fix, right through to decoration.

We take care of the building control sign-off and work to the approved drawings throughout, so the finished room is fully habitable and correctly certified.

Types of loft conversions we build

Dormer loft conversion

A flat-roof or pitched dormer built off the rear roof slope. The most common choice on South London terraces and semis, because it creates full standing height across most of the floor area and usually falls under permitted development.

Mansard loft conversion

The rear roof is rebuilt to a near-vertical slope, giving the largest possible gain in floor space and head height. Common on Victorian terraces, and almost always needs planning permission.

Hip-to-gable conversion

The sloping hip end of the roof is built up into a vertical gable wall. Suited to end-of-terrace and semi-detached houses, and often combined with a rear dormer for maximum space.

L-shaped dormer

Two dormers joined over the main roof and the rear outrigger. Popular on Victorian terraces with a back addition, and typically yields a double bedroom plus an en-suite.

Velux / roof light conversion

No structural change to the roof line, just insulation, flooring, a staircase and roof lights. The quickest and least disruptive option where you already have the head height.

Do I need planning permission for a loft conversion?

Many rear dormer conversions fall under permitted development, but mansards, anything to the front elevation, flats, and homes in conservation areas or covered by an Article 4 direction usually need full planning permission. We check the position for your specific property before any work is priced, and handle the application if one is needed.

How long does a loft conversion take?

Most single-room loft conversions run to roughly eight to twelve weeks on site, depending on the type and whether a new staircase needs forming. We give you a written programme before we start and update you weekly.

Will I need building regulations approval?

Yes. Every habitable loft conversion needs building control sign-off covering structure, fire escape, insulation and staircase. We work to the approved drawings throughout and arrange the inspections, so you finish with the correct certification.

Can you convert a trussed roof?

Yes. Modern trussed roofs need the trusses cutting and replacing with structural steels and new floor joists, which is more involved than a traditional cut roof but perfectly achievable. We will confirm what is required at survey.
