What's included

Base and foundations, insulated timber frame, cladding, roofing, glazing, electrics, lighting and internal finishes. Heating, data and external lighting can all be built in.

Every room is properly insulated and ventilated so it is comfortable in January as well as July, not just a shed with a nice door on it.

Types of garden rooms we build

Garden office

An insulated, powered and heated room set up for full-time work, with data, lighting and enough glazing to make it somewhere you actually want to sit.

Garden studio

A larger space for music, art, yoga or filming, where acoustic performance and natural light drive the design.

Garden gym

Reinforced flooring, good ventilation and power for equipment, built to take the loading a home gym puts on a floor.

Garden annexe

A self-contained room with a shower room and kitchenette for guests or family. Note that anything used as separate living accommodation usually needs planning permission.

Home bar or entertaining space

Bi-folds onto a terrace, built-in seating and full lighting design, finished to the same standard as the inside of the house.

What affects the cost

Every property is different, so we do not publish a single headline price. The things that move the figure most are the size and complexity of the work, the condition of the existing structure, the specification you choose for fittings and finishes, access to the site, and whether planning permission or structural design is required. We will talk all of this through at the site visit and set it out clearly in your written estimate.

Garden Rooms: your questions answered

Do I need planning permission for a garden room?

Most garden rooms fall under permitted development as an outbuilding, provided they are single storey, sit within the height limits, do not cover more than half the garden, and are not used as separate living accommodation. Conservation areas, listed buildings and front gardens change the position, so we check before pricing.

How long does a garden room take to build?

Most garden rooms are complete in three to six weeks on site once the base is down, depending on size, glazing and internal finish.

Can I use it all year round?

Yes, if it is built properly. We insulate the floor, walls and roof, fit good quality double glazing and provide heating and ventilation, so the room is comfortable in winter rather than only usable in summer.

Can you run power and heating to it?

Yes. We install an armoured supply from the house consumer unit, and can add lighting, sockets, data and electric heating. Where a garden room is used as an office, we would always recommend getting the data connection right at build stage.
